FAQ for Potential Tenants

Is there an application fee?
Yes. $40 per applicant and $20 for each additional applicant.
Will they lower the price?
Occasionally, but very rarely. Prices are set with the Owner before marketing the property.
Can I apply for the property before touring it?
Yes. But you must indicate on your application that you have not toured the property, because changing your mind is not a reason for the deposit to be returned.
Can I get my fees back if I change my mind at the tour?
No. Application fees are non-refundable.
Why can't I tour multiple properties during my tour appointment?
Tours are scheduled as an open tour of the property. You may see the property on the date and time it is open. Multi-property tours can only be scheduled if time allows.
Can you tell me if I'll qualify before I pay the fee?
No. There are too many factors involved. Once the application is processed you will receive an e-mail with the result.
If my application is declined, will I get my application fee returned?
No. The application fee covers the cost of processing the application, so it is non-refundable.
If my application is declined, can I re-use it for another property?
No. Once an application is processed and declined, a new application will have to be processed for a new property.
Do you accept pets?
Pets are only accepted with Owner permission. Each property is different as to the number, type and size of pets allowed, if any. Pets are usually approved or declined through the application process.
What is the pet fee?
Fees are based on the number, type and size of pets. These fees are quoted by the Owner during the application process.
Is there a pet fee if my pet stays outside?
Yes. Pet fees cover not only inside damage, but also damage to lawns, landscaping, exterior doors, siding, fences, etc.
How much is the deposit?
In most cases the deposit is equal to the monthly rent amount.
Can I move in today if I bring the deposit and rent?
No. We don't own the houses, so we have to process the application, get paperwork signed and prep the house for move-in. The tenant also has responsibilities to complete before move-in, so same-day move-in is not possible.
Can I transfer my deposit to another property if I change my mind before move-in?
No. When you pay your deposit, the property is pulled from advertising. If you change your mind, the deposit goes to the Owner to compensate for lost advertising time and lost potential tenants.
Can I set the day my payment is due?
Only on rare occasions. Rent can be due on the 1st or the 15th; 99% of the time it is due on the 1st unless there is a good reason for the change.
Who is responsible for lawn maintenance?
Tenants are responsible for lawn and landscaping maintenance.
Who is responsible for pest control?
Tenants are responsible for pest control, including insects and rodents.
Do you have properties on the Housing (Section 8) program?
Yes. Typically all of our properties will pass the Section 8 inspection, but not all Owners are on the program. You must shop within the value of your voucher. Rents are set and cannot be lowered.
Will I have full use of attic space and storage sheds?
Not always. If the Owner does not allow use of storage space, it will be disclosed in the property listing.
Can I install a storage shed?
Sheds, workshops, etc. can only be installed with the Owner's consent and at the tenant's expense. The building will be considered an improvement to the property and will remain after the tenant leaves, or the tenant must remove it and restore the property to its original condition at the tenant's expense.
Can I install a pool, swing set or trampoline?
Usually not, because these items can void the insurance policy on a rental home.
Can I have a security system installed?
Yes. But any damage or alterations made during installation are the tenant's responsibility and will come out of the deposit.
Can I have a satellite dish installed?
Satellite dishes cannot be attached to the roof or any other part of the home. They must be mounted on a separate pole that does not touch the home.
Can I paint the walls?
Interior walls can only be painted with the Owner's consent, and colors must be approved by the Owner.
Can I install a fence?
Any fence must be approved by the Owner before installation and will be installed at the tenant's expense. The fence will be considered an improvement to the property and will remain after the tenant leaves.
Will maintenance replace light bulbs?
Replacing spent bulbs and air filters is the tenant's responsibility. At move-out, all bulbs and filters must be replaced and the property restored to its original condition.
Can I pay online?
Yes. A 3.5% service fee is added to your total for online payments.

FAQ for Property Owners

How is the property management fee collected?
10% of gross rents comes out of the monthly rent proceeds.
How often will I get a check?
Monthly.
Will I be charged while the property is vacant?
No. You will not pay any fees until the property is occupied. We may, however, bill you for any repairs needed to get the property rent-ready.
Who maintains the property when it is vacant?
Once it is rent-ready, we take over maintenance, but the cost of maintenance falls to the Owner. All repairs over $300 are submitted for Owner approval.
Who is responsible for pest control and lawn care?
The Property Manager provides the service, but the cost is the Owner's responsibility until a tenant is placed in the property.
Do I have to allow pets?
No. That is your decision and we will market the property accordingly. If the property is vacant for a considerable time and we get a quality applicant with a pet, we may ask you to reconsider.
What if I want to put the property on the market for sale or rent?
We ask that you do both with our company so access to the property is not hindered and marketing information is not in conflict.
What if I decide to sell the property while it is occupied by a tenant?
You must list it with our office according to the terms of your Management Agreement.
Where do you advertise?
Online through our company site and multiple third-party sites, plus flyers in our office and a sign at the property.
How do you screen tenants?
Our application process includes verification of income and rental history.
What happens if the tenant is late with rent?
Late fees are collected and kept by the Property Manager to cover the cost of certified letters and starting the unlawful detainer process.
Do you inspect the property monthly while it is occupied?
No. We strive to do drive-bys and note any issues while servicing repairs.
Can I store items in the attic or shed of my rental property?
Yes, but we cannot guarantee the safety of those items, and it may make the property harder to rent. Most renters, especially military, will need access to storage space.
